Standing around at a cocktail party or the water cooler you first hear about the dynamic with the personalities of a real estate transaction than the home that was just purchased or sold. The sellers who took every light-bulb, the low-ball offer, the realty agent who took negotiations on a needless tangent that derailed the transaction, the home inspector that killed the deal and the sellers attorney whose specialty is litigation not real estate contracts.

Home buyers and sellers don’t go through the home sale or purchase process very often and either want to forget the troubles or figure that the occasional reactive roller coaster ride of buying or selling a home is the norm. Often the buyer and seller don’t realize that they can contribute to the roller coaster ride out of naivety or a lack of information. To take back the transaction process and become more proactive Mark Nash author of 1001Tips for Buying and Selling a Home offers some examples of personalities you might run into and how to manage them.

-Sellers. They have what you want, the house, but they need buyers to move on. Everything should be in writing, the contract, counteroffers and acceptance. Timelines for responses should be clear. Personal property included with the sale must be listed in detail. Possession should be clearly defined down to the minute. Keep terms and demands reasonable. Don’t create unnecessary hurdles for buyers; they can contribute to buyer’s remorse. You don’t have to like or meet the buyers. Perform the purchase contract in good faith.

-Buyers. They have what the sellers need, the money to cash out and move on. Review real estate contracts long before you write one. Understand the home purchase process before you enter into it. Don’t think you’ll get everything you want; this is not an adversarial business transaction. Plan your strategy beforehand and during negotiations what you really want for price, closing date and contingencies; once you’ve agreed to terms in writing, it becomes difficult to change them. Don’t waive rights that are boilerplate in a contract such as an attorney approval period, home inspection or the sale of your current home, without speaking to an attorney. Keep emotions in check.

-Real estate agents. Take the time to find a good one before you start the process to buy or sell a home. Ask friends, family and business associates for agent referrals. Listen carefully to what you hear about their agent experiences. The agent you retain should be a full-time, experienced (at least 3 years in the business) and produces a minimum sales volume for the market in the mid-range. Stay away from friends or family as your agent, I have seen too many agents who manipulate familiar relationships. Ask to see lists of closed buyer and sellers from the last 2 years.

-Attorneys. You need one to purchase or sell a home despite the contrary. Search for an experienced legal advisor who specializes in residential real estate law. Your uncle or a friend of a friend who is a lawyer that has a focus in corporate law, might derail a transaction because they have a propensity to litigate and not negotiate.

-Home Inspectors. Most states now require home inspectors to be certified or licensed which is good for consumers. Utilize a professional inspector that has been recommended to you by someone who has used them in the last six months. Avoid hiring an inspector your real estate agent uses, they might be a bit too cozy for your unbiased needs. Look for an inspector who looks at the big picture, every home, new or old, has some minor repair issues. You want to investigate the structural integrity and discover any material defects in a home. The best inspectors don’t give advice on negotiating the purchase price based on inspector results or solicit buyers for the work to repair inspection deficiencies.

-Mortgage Loan Consultants. Don’t be lured by low teaser rates on mortgages, often their are hefty fees later to close the loan. Look for a major mortgage company that has competitive rates, responsive and organized loan consultants and require your consultant to attend the closing, I’ve seen more mortgage melt-downs at closing than I care to remember.

Doc’s 2006 March Madness Preview: Washington D.C. Regio

Scandal. Demagogic leaders. Unpredictability. Amazing inefficiency and ineffectiveness. Gratuitous nudity. Bad suits, worse accents, and more glad-handing than any Normal Human could stomach.

Yup, the teams that comprise the Washington, D.C. Region fit this town better than a Bill Clinton condom. Wait, he didn’t use condoms…

Here is one man’s look at the bracket that could bankrupt your stack quicker than the Republicans ripped through our budget surplus:

No. 1 Seed: Connecticut

My complaint against them is that they don’t have that go-to perimeter scorer that can hit a three, beat guys off the bounce and just create his own shot. You can say Rudy Gay, but he doesn’t have the demeanor and hasn’t proven himself. They still have the most talent and the best overall team. However, over the last two years Connecticut and North Carolina were locks entering the Big Dance. This year UConn is the clear favorite, but they are by no means a lock.

No. 2 Seed: Tennessee

Okay, because I take time to slam them further down in this column I’m going to accent the positive here. The Vols can score on anybody at any time. They average an absurd 81.3 points per game, which is ninth in the nation, and they shoot nearly 40 percent from behind the arc, 19th in the nation. Bruce Pearl gets my vote for Coach of the Year. And at a time when guard play is everything, C.J. Watson and Chris Lofton are as good as any pair in college hoops.

But there’s still no way they deserve this seed.

No. 3 Seed: North Carolina

No team had ever lost as much firepower and talent as the defending national champs. But Tyler Hansbrough has emerged as a force and the Tar Heels have remained prominent. However, I have said before that this is the time of year that I expect their youth to catch up with them. They are not going to walk through Murray State in Round 1, and they should definitely become George Mason fans. GM plays Michigan State, which would be a very tough second round match up for UNC. Let’s also not forget that before last season’s title, Roy Williams wasn’t exactly Mr. March.

No. 4 Seed: Illinois

Dee Brown has always been money in the Madness, and I would be surprised if his swan song wasn’t something sweet. They don’t have the guns to win it all, but there’s no way that they’re going to go quietly. Air Force is a tricky draw, but they should overpower the Falcons. After that, the chalk says Washington, and I expect them to control that one. But when it comes to a date with UConn, it’s not going to happen for Illinois.

No. 5 Seed: Washington

These guys are ridiculous. One second they look like a better-than-average club with one star (Brandon Roy) and some capable supports. The next they look like a JUCO team. They play Utah State, which is a team that defends very well and always manages to get good shots. If the Huskies survive they could face a very proud Illinois crew. A Sweet 16 berth would be akin to a national championship for these clowns. But the more likely scenario has them losing in one of those trademark 5-12 upsets.

Best first-round match up: No. 4 Illinois vs. No. 13 Air Force

If you want to watch a clinic of how to run an offense, watch this game. These two are both extremely efficient and effective in their sets. The Illini have a huge advantage because of their superior athleticism and the inside-outside combo of James Augustine and Dee Brown. However, I don’t know if you can play the Experience Card with the Illini. This isn’t nearly the same team that went to the finals last year.

Best potential second-round match up: No. 4 North Carolina vs. No. 5 Michigan State

Two public teams with recent NCAA titles could lock up in a marquee game on Sunday. North Carolina plays with more determination and heart, but Michigan State has a severe advantage in regards to tournament experience. Of course, I know this is a sucker bet. I’m positive of it. The Spartans have been a chump team all season (see: 13-17 ATS) and they don’t defend the perimeter (232nd in 3-point defense). They have little or no heart, and no depth off the bench. But precisely because it makes no sense, that’s why the Spartans have a great chance of winning.

Upset Alert (first round): No. 15 Winthrop vs. No. 2 Tennessee

No, this isn’t some knee-jerk reaction to the Vols being handed an undeserved No. 2 seed. Winthrop, which was a couple of ill-fated possessions away from beating Gonzaga last year, brought back 12 of its top 13 players and I’ve been touting them all year. Tennessee, much like the real volunteers in the South’s Civil War militia, doesn’t play any defense. They’re 312th in the country in field goal defense, 201st in rebounding, and have lost four of their last six outings. SEC teams have the worst first-round record of any of the Big Six conferences over the past five years (17-12). Also, Miss. St. in 2004, Florida in 2003, Alabama in 2002, and South Carolina in 1997 all failed to make it through opening weekend as a No. 2 seed.

Upset Alert (second round): Too many to choose from

There were a ton of potential upset games here (George Mason over UNC, MSU vs. UNC, Winthrop over Seton Hall, Utah State over Illinois). When things go awry in this tournament, it’s going to start right here in this bracket. There are a ton of landmines in our nation’s capitol. The largest potential buster is UAB over UConn. I don’t think it will happen, but that’s the one game that could crush office pools across the nation.

Dark Horse Teams: No. 12 Utah State and No. 13 Air Force

Because everyone has been trashing these two crews since the bracket was announced (the thugs from the Cincinnati’s team would roll down to Utah State for a drive by, but I don’t think they could find Utah on the map) one of them is going to win in the first round. It’s a lock. These guys aren’t dark horses because they’re going to make a run at the Final Four. They’re sleepers because they have the potential to snipe out a pair of teams (Washington, Illinois) that could’ve made a run.

Team That Makes Me Nervous: Michigan State

As you know, there are a lot of teams that make me nervous in this region. North Carolina is young. Washington is squirrelly. Kentucky is schizo. Tennessee is excitable. But Michigan State started the season in a lot of people’s top five and then went on to finish seventh (yes, seventh) in the Big 10. You know the talent is there, and Tom Izzo is an outstanding tourney coach, but this club is a real dicey bet. Paul Davis is a wet paper towel, and Shannon Brown and Maurice Ager are playing for the highlights. Not a winning formula.

Reliable File and Folder Sharing in Windows Xp

This tip is on sharing files and folders on a local network in Windows XP. It has been tested on Windows XP Professional (with and without SP2).

Many users of WinXp have experienced difficulty in sharing files and folders over our college network whether or not simple file sharing is enabled. The approach that I have found to work consistently is:

1. Disable simple file sharing from My Computer –> Tools menu –> Folder Options –> View tab –> Advanced Settings

2. Open Control Panel –> Administrative Tools –> Services. Enable the Server service by making startup Automatic or Manual. This is a standard service needed for sharing files and folders under WinXp.

3. Open Control Panel –> Administrative Tools –> Computer Management. Scroll to System Tools –> Shared Folders –> Shares. From Action menu, select ‘Add share’ and follow the instructions.

4. You may also want to add users to Administrator or other groups for shared folder access. Under Computer Management, scroll to Local Users and Groups. To add user to Administrator group, select the group name and choose Add from Action menu. It can also be used to add domain users as local admins.

Sharing files on computers directly connected to Internet is not recommended. However, restricting access to specific users using above procedure mitigates security risks.

1.Noncancelable means the policy cannot be canceled by the insurance company, except for nonpayment of premiums. This gives you the right to renew the policy every year without an increase in the premium or a reduction in benefits.

2.Guaranteed renewable gives you the right to renew the policy with the same benefits and not have the policy canceled by the company. However, your insurer has the right to increase your premiums as long as it does so for all other policyholders in the same rating class as you.

In addition to the traditional disability policies, there are several options you should consider when purchasing a policy:

Your insurance company gives you the right to buy additional insurance at a later time.
Coordination of benefits
The amount of benefits you receive from your insurance company is dependent on other benefits you receive because of your disability. Your policy specifies a target amount you will receive from all the policies combined, so this policy will make up the difference not paid by other policies.
Cost of living adjustment (COLA)
The COLA increases your disability benefits over time based on the increased cost of living measured by the Consumer Price Index. You will pay a higher premium if you select the COLA.
Residual or partial disability rider
This provision allows you to return to work part-time, collect part of your salary and receive a partial disability payment if you are still partially disabled.
Return of premium
This provision requires the insurance company to refund part of your premium if no claims are made for a specific period of time declared in the policy.
Waiver of premium provision
This clause means that you do not have to pay premiums on the policy after you’re disabled for 90 days.

If you decide to buy a private disability insurance policy, remember that policies are legal contracts. Read and compare the policies and understand the provisions before you sign. In comparing policies, you might want to consider:

•Is disability defined as your inability to perform your own job or any job?
•Does the policy cover accidents and illness?
•Are benefits paid for partial or recurring disabilities?
•Are full benefits paid after loss of sight, speech, hearing or use of limbs?
•Is the policy no cancelable, guaranteed renewable or conditionally renewable?
•How long must the worker be disabled before premiums are waived?
•Is there an option to buy additional coverage, without evidence of medical insurability, at a later date?
•Does the policy offer an inflation adjustment

Dating Personals: Photo Tips

You’re ready to try online dating. You’ve polished your profile,
and your best friend has concluded that you are so attractive
that even they would like to date you. It’s come to that time!
Somebody online who posted a dating personal wants to see what
you look like. What picture of yourself will you paint when you
display a photo along with your profile?

There are a few guidelines that apply to online dating photos
that you should observe which will improve your profile. These
are as follows:

1. Do add at least one photo of yourself to your profile! If you
don’t, you’re seriously putting yourself at a disadvantage. Many
people search only for people who have uploaded photos. Still
others don’t like the idea of a “blind date,” and won’t go
through with a meeting if they haven’t seen what you look like.

2. Remember that you are trying to be a salesperson here; you’re
trying to sell yourself. Look at the photographs of other people
on the online dating site. Is yours similar? If so, you will not
stand out from the crowd! The photo you post should be good
quality.

Do yourself a favour and forget the shot that someone took of
you when you were at a nightclub last month, cut off just to one
side where your ex was still in the photo. There are tons of
photos like this, and they don’t make people want to find out
more! Your profile will be more attractive than if you hadn’t
posted a photo, probably, but you’re still not going to stand
out from the crowd and do yourself justice. Ask yourself what
you would want to see if you were a member of the target
audience (usually the opposite sex), looking at your profile for
the first time, and be critical.

At the very least, have a photo taken of yourself for the
express purpose of using with your dating profile. You don’t
need to have had it done professionally, although it certainly
wouldn’t hurt! I suggest you find yourself someone who has a
digital camera (or have them borrow yours) and can take photos
well, and offer them a pint or three to take several photos of
you. Get them to take a fair number of photos (20 or so),
perhaps on different settings, because not all of them may work
well, and because you then have a good selection to choose from.

Choose your backdrop carefully! A nice simple approach is to go
to a field or a beach when it’s near sunset, and have photos
taken of yourself against this background. The background you
choose should show yourself in a romantic or fun setting, and
your clothes should be appropriate to that setting.

How about an interesting alternative? If you know somebody who
is good with art packages such as Paint Shop Pro, have them
paint out the background, and change the photo so that it looks
like a spotlight is shining on you!

3. It may be a good idea to try and improve the photo, as is
often done of photos of models in advertising. If you have any
obvious, but small, disfigurements, these could be airbrushed
out with a painting package. If you can’t do it yourself, you
probably know someone who can do it for you. Don’t go overboard
with this; make sure the photo still looks like you!

4. Don’t be tempted to lie by posting a photo of George Clooney
or Catherine Zeta Jones, unless of course you really are one of
those people! The photo must be one of yourself, otherwise when
it comes to a face-to-face meeting, the relationship could be
over before it’s even begun!

5. This tip is not well-known. Add a border to your photo,
coloured the same as the hyperlinks on the target site. The
reason for this is partly to make your photo stand out, but also
because most photos shown on online dating agency sites are also
links to your profile. Your photo will then look like a link,
and it increases the chance of it being clicked on. If there is
any “outside” to your photo, this should then have the exact
same colour as the background of the site. This can be found by
using Alt-Print Screen to grab an image of your web browser when
on the dating site, then pasting it into an art package, and
identifying the colour from there. (Note that some online dating
agency sites already supply borders around images; the trick
will not work on these.)

6. If you have several photos of you doing interesting
activities and the site permits it, post one photo of you doing
each activity in addition to your head-and-shoulders shot. For
example, photos of you skiing while on holiday; photos showing
you braving the rapids in white-water rafting; photos of you
doing your favourite sport. They help to prove that you do the
things you say you do in your profile, and they make your
profile more interesting!

Other than that, the headphones could help distinguish faint defects that the speakers couldn’t detect. Do not hesitate to try as many brands as you like to compare and choose which sounds better. It is not in the brand or price range that the piano is considered good. It actually depends on the buyer whether he feels good about the sound of the digital piano he chooses.

Do not forget to check out the range of the tone. Does the tone change when you turn up the volume? And what about when you turn it down? The digital piano should be consistent in its tone no matter how low or high the volume is. Also check out the sound as it ends. Does it linger too long or fades easily? If there is an acoustical piano nearby, do try comparing the sound as you play a note and then a chord. Check out the time lapse of the sound as it ends and sense for repeating patterns or loops.

Check out where the notes come from when you play a scale or chord successively. The trebles should be coming from the right side and the bass should be coming from the left side.

Try holding down the sustain pedal and play the two low C’s to check out the polyphony or the harmony of the notes. It is good if you can distinguish the two low C’s played simultaneously. Most not-so-good quality digital pianos would cut off one tone while being played. Poor quality digital pianos drop both notes prematurely.

Is the digital piano user-friendly? Check out the design and see if you can understand the lay-out of the model. Check out the buttons and if they are functional. Be sure that the “special-effects” buttons are not that close to the keyboard or you might accidentally hit one and then change the entire settings of your piano while you’re playing.

Check the manual for other fine-tuning facilities. Some digital pianos come with other special effects such as alternate tunings, variable harmonics and adjustable decay (fading) lengths. These effects can be very useful when you play with a group. You wouldn’t necessarily go to lengthy process in adjusting to the level of the group.

Most digital pianos offer various tones and voices to have diversity in voice effects. Some have whistles, echoes, guitars, and other non-piano voices. If you are used to playing the piano and using pressed-pedal for sustain, it might become a hindrance to you if the digital piano you got has an “on-off” pedaling.

Also, other accessories such as amplifiers and speakers must be compatible with the brand or model you have. The digital piano you purchased may be a good quality but when attached with an incompatible amplifier or bigger sound boxes, the sound projected may not be very good.

Lastly, if you doubt your capability to choose for yourself a good piano, ask a friend who plays piano, or even better yet, a professional to help you determine a sound-quality digital piano. However, you must not rely totally on what they say. It is because what is good for them may not be good for you. Buy a digital piano that you are going to be comfortable playing with.

Depression and the Sensitive at Heart

There are beautiful people out there, sensitive and tender at heart. One thing they often have in common: they suffer from low self esteem, depression and the like. Many times they work in the social field, but they may come from any occupation. Often they feel not to fit into society at all. Whatever they try, they cannot find a suiting place.

On the other hand, there are the powerful manipulators out there, often unscrupulous and insensitive. Exploiting mother earth and their fellow men, they blossom. They have found a way to fight depression. They act, control, manipulate and accumulate power. I am sure they are depressed too, but they have found a way to suppress it. A life of manipulation, based on power and might, lacks one of the most important ingredients of life, wich is love. Where love is lacking, there is senselessness. And where there is senselessness, there is depression.

There are people pointing out how wrong the Bible is today, because it proclaims ‘the meek shall inherit the world’. “Can you think of a dumber line?”, they ask. The only people inheriting the world are the super rich and the ones with big armies and nukes. Nothing meek about that. They say that it has always been the men with the iron fist who lead. From the beginning of time till the end. If your meek, you’ll merely end up being the man behind the man.

I don’t agree with this statement at all. It is based on a total misunderstanding of the word meek, as it was used by Jesus and so many other powerful personalities. It confuses meek with weak. That’s a major blunder. This is not only the fallacy of the powerful (and the ones controlled by them), but of the sensitive and tender hearted as well, who desire a different world of love and respect. They feel threatened by the manipuators and exploiters. They fall into depression and anxiety. They often fall into the trap of becoming passive victims. “The world could be so beautiful”, they sigh, “if there weren’t this greedy bad people, who seem to never get enough.”

I shall proclaim a different concept here: Meekness is absolute power. It is much more powerful than anything else.

Let’s first deal with the wrong concept of meekness to weed it out. To be meek in the wrong sense will certainly lead to depression and frustration. It is accompanied by an overwhelming feeling of impotence and powerlessness. Meek persons of this kind always feel dependent on the whim and arbitrariness of the persons in charge.

The most sensitive and intelligent people fall into this trap. They feel that they could never become as cruel, unscrupulous and stone hearted as the oviously successful people. The Darwinian theory of evolution brainwashes you: “If you want to survive, you have to be the fittest. The rest is doomed to drown. Fittest means to be hard, harsh, cruel, calculating and strong.”

I have been taught like this in my childhood. My conclusion was that I will probably never become powerful, as I could not even stand an ant to be killed. There is no fitter person, not only to survive, but to live, than the meek one. Indeed the meek shall inherit the world, but this sort of meekness is totally different. It will rid you of depression. It will provide a new outlook to your life. It will give you a sense of power and control. It will guarantee you total independence.

Actually misunderstood meekness and the display of superior manipulative power are of the same kind. They look different from the surface only. Both are a guaranteed source of depression and frustration. Both are based on a lack of internal independence and strength. While the strong guy is actively fighting for recognition and acceptance, mainly from himself, the week ones have abandoned their claim for respect.

But, their weekness is often much closer to real power than the external display of control of the seemingly powerful. The later are often totally weak inside, driven only by their greed for recognition, for which they are eager to transgress all laws of life. The soft and tender person naturally has a lot of respect for these unbreakable laws. When they are carefully guided to discover their inner invulnerability, they will immediately start to blossom. When they are taught to completely step out of the stupid game of artificial competition by accepting the real identity of eternal bliss and knowledge, they will in any way be superior to even the most powerful manipulators. Life itself will be at their disposal, offering them any kind of opulence, strength and independence. External strenght will be reduced to a mere shadow of the power of pure conscious essence.

Those powerful persons, whose power is built upon arrogance and manipulation, will find it almost impossible to abandon their pathological addiction to material superiority.

Therefore rejoice, you, who are sensitive and tender at heart. Come out from depression and anxiety. Reclaim your heritage of power. The only reason, why a false display of artificial power can keep the whole world mesmerized is that more kind and sensitive persons will have to come forward to display the irresistible power of love, kindness and concern for the needs of others. The famous British mathematician, philosopher and author Bertrand Russell (1872-1970) has said the following: “The whole problem with the world is that fools and fanatics are always so certain of themselves, but wiser people so full of doubts.” These doubts can be overcome with the right guidance and education. Reality never supports power based on arrogance, cynicism and and unscrupulousness. It may be tolerated for some time, but very soon it is the cause of it’s own destruction.

On the other hand reality always supports love, freedom, sensivity, compassion, meekness and respect. These qualities are the characteristics of original life. If you cooperate with lifes inherent nature, who will blossom forever. Get out of the habit of complaining, wailing and accusing. Get out of frustration and anxiety. You may be much closer to your power than you think.

What about an Italian style bathroom? This particular theme is
rich and luxurious and perfect for bathrooms with a spa or
soaking tub. Most Italian themes also use mosaics, which look
great in any shower. If designing an Italian style bathroom then
use gold, deep blue or red colors in your paint scheme for
maximum effect.

Last but not least is the country decorating theme. This is a
nice relaxed theme. Strong country colors are red, green, blue,
yellow or tan. You can dress up your bathroom with French
accessories or dress it down with some rustic elements. Pine
furniture works best with this particular style.

Once you see the completed bathroom you won’t believe it took
you so long to decide to redecorate the room. After all, most
people start their day in the bathroom, so why not start off
