Late Mortgage Payments Sabotage PMI Cancellation

There’s something you should know about PMI!

Private mortgage insurance is commonly referred to as PMI. If a buyer makes a down payment of less than 20% of a home’s value the lender will insist that a premium for PMI be added to every monthly payment.

Statistics prove that the more money a buyer has invested in a home the less likely they are to default on mortgage payments. With less than 20% down lenders want added security for the loan and so PMI was developed. Nice for lenders… expensive for borrowers.

The federal Homeowners Protection Act of 1998 mandates two ways to cancel PMI.

1. When regular monthly payments have paid down the loan balance to less than 78% of the ORIGINAL APPRAISED value of the home. Current appraised value does not count even if the value of your home has doubled.

2. If you pay an extra amount over and above the monthly payment so that the loan balance falls below 80% of original value.

The act excluded FHA loans made before 2001. Mortgage insurance on those loans can never be canceled.

What if you bought a home in Southern California and the value shot up 40% during a ten month period? That’s not covered in the Homeowners Protection Act, but most lenders will listen to a request to cancel the PMI… but not during the first two years of the loan.

After two years the lender will require that the value of the home has increased to the point where the loan is 75% or less of the potential selling price. Then they may release the buyer from PMI premiums. You must ask!

WARNING! THIS CAN BE EXPENSIVE!

Many homeowners make a huge mistake when they are late with mortgage payments. If you have a poor payment history the lender is not required to lift the PMI. You will be out a huge amount of money… over many year as you continue to make those PMI payments… even though your loan balance is well within the lenders normal limits.

PMI makes it possible to buy a home with a small or no down payment, but don’t be fooled. It is very expensive and every homeowner should do what’s necessary to get rid of it as soon as possible.

Start Investing Now Before It Is Too Late!

Accept it many of you are now spending on bills to pay for what
you have wanted for years and now you can finally afford it. The

advice from those with a little more experience: Start investing
early in your career. Start from day one and you will never miss
that money you’re setting aside. If your company has available a
401-K or a TSP program, jump on the band wagon immediately. If
you don’t have these programs at your disposal, you can still
start an IRA and the concepts stated here are applicable as
well.

I can guarantee that it really does it make a difference when
you start contributing. It is important to invest in your
retirement account early in your career for two reasons. First,
if you’re fortunate to receive matching contributions, you don’t
want to miss out on those added contributions that are a
significant part of your retirement benefit. Second, the longer
contributions stay in your account, the more you stand to gain.
Your money makes money in the form of earnings, and those
earnings in turn make money, and so on. This is what is known as
the “miracle of compounding.” As money grows in your account
over time, the proportion resulting from earnings will become
larger compared to the proportion resulting from contributions.

The size of your account balance is going to depend on how much
you (and your company if they match funds up to a certain
percentage) contribute to your account and how your account
grows as a result of earnings on your investments. To get an
idea of what your retirement account could be in the future,
look at the following projections.

Think this way. Assume that you are an employee eligible for
organizational contributions, that you are earning $28,000 each
year, and that you receive no future salary increases. You
choose to save 5 percent of basic pay each pay period; therefore
you receive total organizational contributions of 5 percent. The
growth projections below are for an assumed annual rate of
return of 7 percent on your investments.

After five years your account balance would be almost $17,000;
after ten years your balance would increase to $40,000; and
after contributing for twenty years, your account would have a
balance of $122,000. Clearly your balance would continue to
increase each year. If you contributed for forty years, which is
fathomable if you start a job at 23 and want to retire at age
63, your account balance would be $615,000. That’s over half a
million dollars folks! Just from contributing 5% of your income
from the day you start work!

The Importance of the Workplace Environment

Many managers and supervisors labor under the mistaken impression that the level of employee performance on the job is proportional to the size of the employee’s pay packet. Although this may be true in a minority of cases, numerous employee surveys have shown by and large this to be untrue. In fact, salary increases and bonuses for performance, in many instances, have a very limited short-term effect. The extra money soon comes to be regarded not as an incentive but as an “entitlement”.

There are other factors that when combined provide a more powerful determinant of employee performance. When these other factors are missing or diluted, the employee does come to work only for a paycheck. In this case, the employee is present at work in body only, leaving their mind outside the gate.

It is the quality of the employee’s workplace environment that most impacts on their level of motivation and subsequent performance. How well they engage with the organization, especially with their immediate environment, influences to a great extent their error rate, level of innovation and collaboration with other employees, absenteeism and, ultimately, how long they stay in the job. Many studies have revealed that most employees leave their organization because of the relationship with their immediate supervisor or manager.

So, what are the workplace environment factors that need to be taken into consideration by any serious manager? Described below are the key factors and how each can be utilized by supervisors and managers to boost performance.

Workplace Performance Factors

Goal-setting

Involve employees in setting meaningful goals and performance measures for their work. This can be done informally between the employee and their immediate supervisor or as part of an organization’s formal performance management process. The key here is that each employee is actively engaged in the goal-setting process and takes ownership of the final agreed goals and measures.

Performance feedback

Regularly feed back to employees information on how they are performing. This should consist of both positive feedback on what the employee is doing right as well as feedback on what requires improvement. The feedback needs to be as objective as possible and delivered with the appropriate interpersonal and conflict resolution skills. It can be a mix of both informal feedback and feedback delivered as part of a formal performance management cycle.

Role congruity

Work to ensure that the role that the employee is required to perform is consistent with their expectations on joining the organization and any subsequent training. The organization’s role expectations are typically reflected in formal documents, such as Job Descriptions and Role Specifications. These expectations should be consistent with tasks allocated by the employee’s immediate supervisor.

Defined processes

Many errors, defects and customer complaints are the result of poor process management. Constrain the variability of how work is actually performed through documenting processes and communicating such expectations to employees. Verify on a regular or random basis that the work is actually performed in the way required. Along with goal setting, getting employees to help define and improve processes is a powerful opportunity for engagement.

Workplace incentives

Determine what motivates your employees in particular and set up formal and informal structures for rewarding employees that behave in the way required. Rewards may consist of a mix of internal rewards, such as challenging assignments, and external rewards, such as higher compensation and peer recognition.

Supervisor support

Act as advocates for employees, gathering and distributing the resources needed by them in order for them to be able to do a good job. Immediate supervisors and managers need to display the interpersonal skills required to engage employees and enhance their self-confidence. This includes providing positive encouragement for a job well done.

Mentoring/coaching

Make available to employees skilled and respected people to help them perform better in their current role and to assist them develop further into a future role. Mentors and coaches may be internal to an organization or external. Either way, they will need to possess the necessary facilitation skills to assist employees apply existing sills and develop new skills.

Resource availability

The vast majority of employees take pride in their work and try hard to do a good job. Make sure that individual workloads and organizational systems and processes do not hinder employees from applying established skills or from practicing newly learned skills. Adequate time and material resources need to be available to enable them to perform to the best of their ability. Make their work easier and help minimize error rates and customer dissatisfaction by supplying job aids. These can include templates, guides, models and checklists.

Money is not a sufficient motivator in encouraging the superior workplace performance required in today’s competitive business environment. Managers and supervisors will need to be comfortable with working with the whole gamut of workplace factors that influence employee motivation. Skills required include the ability to engage employees in mutual goal setting, clarify role expectations and provide regular performance back. Time and energy will also need to be given to providing relevant performance incentives, managing processes, providing adequate resources and workplace coaching. Last but not least, to drive their organizations to peak performance managers and supervisors must put out front the human face of their organization. Paramount here is the human-to-human interaction through providing individualized support and encouragement to each and every employee.

OUR DIETS TODAY

Our diets today consist of entirely too much processed, high
fat, high sodium food. The nutrients and fiber our bodies need
to stay healthy are not found in most of the food we purchase at
restaurant chains, drive-through restaurants, take out food, and
processed or pre-cooked meals. The problem is, we are a nation
of individuals in a hurry, and do not have the time, nor take
the time, to eat healthy. We are raising our children on high
fat, high salt, fast - foods today. Our children will no have an
idea of what a healthy diet is if we do not model it for them.

The second leading cause of chronic health conditions today is
obesity. Why? Because, obesity leads to many other chronic
diseases such as diabetes and heart disease. At first, it may
seem that a healthy, balanced diet is boring and takes too much
time out of our day. If we want to live a long, healthy life,
however, a few minutes out of our day will save years of life
yet to come.

CHILDHOOD OBSEITY

Obesity rates in children have doubled since 1980.Children are
experiencing diseases usually only adults experience, diabetes
and high blood pressure. Did you know? Obesity is defined by
many practitioners as 20% above normal weight. If your child
should weigh around 100 pounds to be in the healthy range and he
or she ways 120 pounds, this is considered to be obese.

Other practitioners use BMI (body mass index) to determine
whether a child is obese. Today’s children are used to consuming
high fat, high salt diets, ordering what they feel like at every
meal, diets without fruits and vegetables, and sodas instead of
milk or water. The cost to our children is arteries starting to
show early signs of heart disease in the second decade of their
life. Children age two and older need to cut back on saturated
and trans- fat.

WHAT SHOULD OUR CHILDREN EAT?

Low fat lunchmeat, low fat cheese, regular (natural) peanut
butter-it is the good fat with zero grams of trans- fat.
Children should eat three or more colors at every meal-choose
red, green and orange fruits and veggies, with half of the meal
being fruit and veggies. Avoid pre-packaged meals and talk about
food choices with your children so they understand what healthy
eating is. Also avoid eating out at most meals.

The norm that is being served to kids at restaurants nowadays is
fried chicken fingers, greasy cheeseburgers, and fatty pizza.
Fries are served with almost every meal served to children
nowadays. In fact at half of the restaurant chains french fries
were the only side dish on the menu. The extras offered are:
fatty biscuits, corn bread, dessert, soda, and half the
restaurants serve free re-fills on only sodas-not milk. What
should be ordered at restaurants for children are baked or
grilled entrees, with salad and fruit. An occasional treat is
fine, but a steady diet of how fat-high sugar-high salt food is
the worst a child can have.

QUICK AND HEALTHY BREAKFAST IDEAS

1. One cup dry cereal (no sugar cereal) Fruit of choice Veggie
breakfast pattie

2. egg whites scrambled, or poached Fruit of choice One slice of
toast w/ no sugar jelly

3. Pancakes with light butter and syrup Fruit of choice veggie
pattie

4. 2 slices of french toast w/ light butter and syrup (use egg
whites and light bread) 1. fruit of choice.

5. 2 waffles topped with fruit Turkey bacon

6. Breakfast burrito with one whole-wheat tortilla 2 egg whites
scrambled and light cheese Fruit of choice

7. Breakfast parfait: Alternate layers of lowfat, low sugar
yogurt with cereal and fruit Whip 4 tablespoons of cottage
cheese into yogurt for protein

8 Egg McMuffin: 1-egg scrambled - use egg whites 1-english
muffin toasted 1 slice of low fat cheese Fruit of choice

9. One half - bagel with 2 tablespoons of low fat peanut butter
or cream cheese Fruit of choice

10. 1-cup low fat cottage cheese sliced with fruit Sprinkle with
two tablespoons of chopped almonds

11. One cup of cooked oatmeal with low fat milk Stir one scoop
of protein powder into cooked oatmeal Stir in fruit of choice

12. Morning Fruit crisp: Place 6 servings of frozen fruit in the
bottom of a baking dish Top with 3 cups of dry oatmeal. Dot with
butter (lightly). Bake in oven at 350 degrees for 30 minutes.
Top with vanilla yogurt Serve an egg, turkey bacon or veggie
pattie on the side. Serves 6.

13. Pour one cup of yogurt into cereal bowl. Stir in one - half
banana, add _ cup of cereal and 10 peanuts into yogurt.

14. Cook 6 cups of non-fat hash browns in a skillet. When hash
browns are Almost done, pour 6 beaten egg whites into skillet
and allow them to flow around the hash browns. Allow the eggs to
cook and set. Cut into 6 or seven even slices. Serve with fruit
or juice. Serves 6.

15. Smoothie: Combine one frozen fruit, a scoop of protein
powder and, milk. Sugar free yogurt may be added also. Frozen
fruit makes the best smoothie. If you prefer fresh fruit, place
it in the freezer the night before.

Children should have at least two small snacks a day with a
healthy balanced dinner in the evening. A small amount of
protein, with vegetables and fruit is a good way to end the day.
Dessert should consist of sugar free Jell-O, cocoa or Popsicle’s.

Remember what you feed your children now can affect them the
rest of their lives. Give them a good foundation to build
healthy, bones and teeth and enough nutrients to keep them
active and interested in school.

Stock Trading - Daddy, Why Aren’t We Rich?

One Saturday morning, while he was sitting at his computer studying the market, David’s 7 year old daughter came up, tugged at his shirt sleeve, and said, “Daddy, why aren’t we rich?” He looked his child in the eye, and thought to himself, what a great question - Why aren’t we rich?

As she stood there expectantly waiting for an answer, he struggled to come to terms with the realization that, although he had focused his complete attention on trying to create wealth for more than 10 years, he had never actually made any real headway.

He had bought and sold many Stocks and several properties over those years, but had never made any real money.

He looked at his daughter, and asked, ‘What makes you think we aren’t rich, darling?’

She looked at him and said, ‘Because you said that if we were rich, you and mom wouldn’t have to go to work any more, and you both still work all the time. You said we could live at the beach and play in the sand every day. I want to know what you are doing about that. When can we go and live at the beach?’

Nothing like a child to cut straight to the heart of the problem - and what was he doing about it?

‘We’re not rich because daddy made some mistakes,’ he finally answered. ‘What kind of mistakes, daddy,’ she asked. ‘Well, I bought some shares that were going down and then didn’t sell them soon enough. Then I bought some houses but sold them again.’ ‘Why?’ she asked.

He had to think about that. He had no reason to buy those shares in the first place. He had no reason to hold on to them when they kept going down. He had no reason to sell the properties either. Her logic was flawless - why?

He had to change his strategy.

He owed it to himself and his family to finally get his act together and make some changes - that was the day the pain of not living up to his potential made him sit down and write out his trading plan and his goals…his strategy and rules - his life raft.

He started by writing out his vision - what he wanted his life to look like when he became a successful trader and investor, then worked backwards from there - through the details of how he was going to achieve his dream.

He saw in his mind the 4 bedroom apartment on the beach, the red Ferrari 360 Modena, the plasma screen computer monitor in an office overlooking the surf beach 7 floors below, the family holidays in the Greek islands, the significant donations to worthwhile causes and children’s charities.

He visualized all the tremendous benefits of becoming a successful trader.

He realized that he was afraid of losing, and that fear was just too expensive to let it control his life any longer!

He decided that he would no longer accept anything less than full compliance with his trading plan.

He decided that he would take every trade entry signal and follow his trading plan as if his life depended on it.

As if, after each trade was closed out, he had to stand in front of a Panel of his trading Mentors, and explain his actions to them - why he entered where he did, where he placed his stop losses, why he exited when he did.

And if they weren’t convinced he followed the rules of successful trading, he would be taken out and shot!

This certainly focused his attention on only trading strong trends - trends where the price bars were trading above their respective moving averages for long trades, or below for short trades, and the Stock price was moving strongly in one direction.

He pretended that if he couldn’t justify his trading decisions to his trading Mentors, he was dead…

That was the day he resolved to study his selected group of Stocks, the ones that had a track record of trending strongly, every day. He would then take every trade his system produced, put his stop loss orders in the market as he entered each trade it a place where the trend had to change to take him out of the trade, and he would hold every position until the trend changed.

He would act ‘as if’ he was a great trader, even though his record up to that point had been less than inspiring…

That innocent question from a child turned out to be the start of David’s successful trading career.

He started to trade profitably and consistently for the first time in his life. He thought he was doing well, and indeed he was making money.

He knew from his wealthy mentors that rich people are different; they make rational decisions based on facts, not emotions. They understand the value of money - they respect it as a tool for building a better world. They buy well for logical reasons and hold until there is a valid reason to sell.

Then one day, he closed out a trade, and excitedly told his daughter, ‘Daddy made a big profit in the market today darling, come and look and see what I did.’

His daughter came over to the computer and looked at the screen as he excitedly showed her where he had bought a Stock and then sold for a $3000 profit. She looked at him and said, ‘But daddy, it’s still going up, why did you sell it?’

His smile faded as the power of that question sunk in…why had he sold it? What was he doing getting out of such a strongly trending Stock just to take a profit? What would his trading Mentors say?

She was right…the market was still open, so he bought back in again. He had never been able to bring himself to do that before - he was becoming a great trader!

The rally continued and he kept buying more as it rallied. The trend finally changed, but his profit on that trade, when he eventually got a valid sell signal, was $14500!

That was the last time he ever got out of a trade based on his emotions. His fear of the market was gone - thanks to some simple questions from a 7 year old…

So now, it’s your turn. Whenever you are preparing to place a trade, find a small child, even if you have to borrow one, and ask them what the trend is. Then don’t trade the other way!

If your trading isn’t as great as you know it could be, decide to create a trading plan now that will become your life raft.

Remember, fear is just too expensive.

If you are afraid of losing money, reduce your position size until your fear goes away.

Once you have made a series of small profits, you will be trading with the markets money and you can increase you position size according to your growing confidence and account balance.

If you have a series of losses, reduce your position size again until you get back on the right track. Stick to your trading plan - whether it’s the one that Peter outlines for you on the website or something else you have tested by paper trading until you are confident that it works.

Then, just do it!

How would you like to have at least an extra hour in your day just for yourself so that you can have more fun?

Well you can you know, you just have to do the following consistently and you’ll free up your time so that you can enjoy more of your life.

Look After Yourself First

Exercise regularly and eat healthily. Do the right thing by yourself and you’ll have heaps of energy, be motivated,more productive and happier.

Surround Yourself with Positivity

Circulate with positive people, read motivational books and listen to motivational tapes/cds while driving, commuting, waiting for appointments.

Avoid negative people like the plague. They will drain your energy

Clean out the Clutter

You will save yourself heaps of time, energy and money if you clear out your work and home environment…paperwork, books, old equipment etc. regularly. You’ll be able to find things, save money because you won’t have to buy what you already have hidden somewhere, plus you’ll be less stressed. You’ll feel better which will make you happier.

Jazz Up Your Environment

If you work and live in a pleasant environment, you’ll naturally feel better and happier. A clean, uncluttered home or workplace makes you feel good and happy to be there.

Dress for Success

When you look good, you feel good , when you feel good you are happier. Have an image makeover.

Plan Time For Fun

With so much to organise in your busy life you need to record your appointments, things to do and goals somewhere. Use a paper diary or digital organiser that you can take everywhere. This is the most effective way to get things done, plan your work and your life.

Learn to say “No”

To dramatically improve your productivity and do more of the things you want in your life, you have to be firm with others and let them know if you cannot, will not or are unavailable to fulfil their requests. If you constantly say “yes” to everyone else’s requests you will never have the time to do what you really want to.

Book yourself into a self-assertiveness course to learn these skills if you feel you need to.

Do What You Do Best and Delegate the Rest

At work see if there are ways you can delegate tasks which would suit someone else’s talents. Many office and home based workers are spending heaps of time on mundane secretarial tasks which would take a person who is trained in that area a quarter of the time to undertake.

At home hire a gardener and cleaner to take care of the basic household chores. It’s worth investing the extra dollars if you can have more free time to do what you want to.

Compliment Someone Every Day

How do you feel when you receive a compliment? Make someone’s day…give before you get because what goes around, comes around.
