Real Estate Investing: Follow-Up - The Key To Successful Closings

If everyone always did everything they said they’d do, we’d all be a lot richer. Unfortunately, tasks are overlooked, and the ball is often dropped. If you want to have successful closings, you must have strong “follow-up” skills to catch problems early in the process. Follow-up on everyone and everything.

We can’t begin to tell you the number of closings that almost fell apart, or would have fallen apart had we not kept a watchful eye on the entire process to make sure that everything was completed when it needed to be. Here’s a typical scenario: you’re wholesaling a house and you have just 30 days to get it closed before the contract with the Seller expires. You find a buyer who can get a loan and close before the expiration. Then a few days before closing you find out that the loan isn’t ready and closing must be delayed two weeks, but the Seller already has another Buyer ready to pay more than your price, so they refuse to extend your contract. You just lost the deal.

So what is follow-up? We used to think it meant staying in touch with the buyer to make sure that everything was completed for the loan. Then we learned that the buyer is often a newbie and clueless of what needs to be done. Mortgage brokers just usually respond “Everything looks great” until they can’t close the loan. So the real trick to following-up is to speak to the final decision maker for each step. This works whether you’re selling a retail house or a wholesale house, or even if you are the buyer/borrower. The goal is to close without delays.

Assuming that you have already received a pre-qualification letter from the lender, and ensured that the lender will loan on the deal (i.e. no issues with title seasoning, assignment fees, inhabitability of the property), the first step is to follow-up with the broker/lender that all of the application paperwork was submitted, and have they forwarded it to the lender? If not, what is still required? Determine if the lender requires a termite letter, appraisal, and a survey (most lenders do). If so, have they all been ordered? When is each to be completed? Keep following-up until you verify that each has been delivered. You also want to verify that the appraisal was sufficient for the loan.

If we don’t already own the house, we order a title report as soon as we go under contract with the Seller to discover any defects early in the process, and begin resolving them. Closing attorneys usually do not order the title report until just before closing to receive as current information as possible. But if they find problems, it could delay your closing. It is well worth the $125 to run title ahead of time, and eliminate delays.

Once the broker has forwarded the paperwork to the lender, the next step is to verify the loan has gone to underwriting. If not, what is the delay? If so, was the loan approved? Do any conditions need to be met? What are they and who is handling them? Make sure that once the conditions are met, the loan is returned to underwriting and approved.

Verify that the closing has been scheduled with the attorney, and that they have cleared title. Find out if and when the loan package will be forwarded to the attorney. Then remind all of the players of the date and time of closing, to bring a picture ID to closing, and to bring any funds required in a certified check.

This seems like a lot of work that should be handled by other people, but the reality is that often times something is overlooked. Through your diligent follow-up efforts, problems will be detected early and corrected, allowing your closing to occur flawlessly and on schedule.

Have We Had Enough Yet?

Mathematics is a funny science. We often think of it as the last bastion of good old reliable logic. That is, mathematics is often perceived as a dispassionate science. There is no movement to save endangered unsolvable equations. There are no picketers to prohibit future mathematical research and there are no math or geometry bars peppering the landscape so that mathophiles can feed their addictions by the cup full. Yet, mathematics quantifies and predicts some of the most irrational and emotional human (particularly western) behaviors. It knows and can predict the behavior of the consumer.

The bell curve shows us that upon introduction, the population at large generally rejects a thing, a phrase or a concept. Over time, with continued exposure, whether that thing is good or bad it will gain acceptance by the masses. Over even more time, it will loose favor and only a few “die hards” will hang on to it. What mathematics does not tell us is why the behavior exists and what triggers the changes.

Okay, I can accept a natural life cycle. The problem I have comes at the peak usage point and just before it. Why can’t we just say, “I have had enough,” before something becomes over used, over done or just plain abused? Why are so few people willing to grapple with the idea that the planet is not a ball of never ending resources before we are in an imminent life-threatening crisis? Why can’t we pay enough attention to our children before they become corrupted youths? Why are we compelled to consume the last bite? These questions are one in the same. Only the context is different.

In the 70’s, someone had this brilliant idea to put glass balls on either end of a string and make a game out of using inertia to cause the balls to slam together over and under the hand holding the string in rapid succession. Where I lived, they were called “click clacks.” They were eventually banned because frequently enough, the glass balls shattered. Children were seriously injured. Who couldn’t see that one coming? The balls were GLASS! Everyone saw it coming.

Why did they become so popular with the obvious consequence so, well, obvious? Because, they were pretty and the danger was too thrilling to resist. The rising anxiety as the clacking became louder as the balls struck harder and harder. The titillation of waiting for the loudest crash of the balls and waiting to see if the glass really would splinter into the crowd and onto the user was breathtaking. Sales were at their zenith just after the potential danger was announced and up to when they were banned.

Either beauty or danger by itself can drive us beyond reason. Together they are a compelling pair. We are told all of our lives to be ourselves. How many people who say that believe it? Relatively speaking, no one does. Proof that no one does is in the billion dollar cosmetics industry. Proof is in the billion dollar diet industry. Proof is in the success of Brad Pitt, Sean Connery and Humphrey Bogart movies. Beautiful men do uncommonly well even when they lack any discernible talent. Bankable men are beautiful and dangerous.

There are strong indications that our desire for the beautiful and the dangerous is hardwired in our genetic coding. I can accept that; besides, I have seen almost every Sean Connery movie ever made and I know why. Still, we like to consider ourselves superior to the beasts because we can choose to override our genetic programming with our intellect.

If intellect and compassion are the gifts that make us reign supreme over the land and the beasts, then because of intellect and compassion we are surely charged with being good stewards. We learned that in the first Spiderman movie. You remember, when Peter Parker’s uncle tells him with great power comes great responsibility.

Surely, we had a way of knowing this before Spiderman. The preponderance of the evidence says, “no.” Women have let the media tell them they are ugly and imperfect, that they need to be continously “fixed”. Cosmetic companies offer women a solution for this condition, makeup to use everyday that will slowly poison them. Women are the givers of life and nurturing. They are inherently beautiful - no matter what they look like. Inside women know this and still they let the media transform that knowledge into a small imperceptible light inside them. In too many women, that light is extinguished altogether. (See anorexia, bulimia and every woman who makes a living working a pole.)

We let corporations make us fear odor so much that when they offer us cleansers and perfumes made of cheap toxins, we take it. No questions asked. We allow limited resources to be squandered on archaic Pavlovian responses to fictitious threats to our emotional and social survival. In the mean time, we let the true threats to our physiological survival slip into the darkness. Where they become the bogeyman.

The bogeyman is a slave to corrupt and powerful masters. He is trotted out at their whim for their own best interest. After serving the highest bidder, the bogeyman returns to the shadows. The bogeyman lives in the milk of women at the Arctic Circle because of the air and ocean currents. The toxic brew they nurse their children with comes from the waste of the industrialized world. They are the canaries in the coalmines and their songs have been silenced.

The bogeyman lives in our prepubescent children whose bodies are developing faster than we have seen before. Could it be the ingestion of meat laced with growth hormones? When I was a child, I didn’t know anyone with a food allergy. Today, you can’t take 2 steps without tripping over someone with a food allergy. Maybe, they aren’t really allergic to the food. Maybe, they are really allergic to the herbicides, pesticides and other concoctions that come co-mingled with the food. The bogeyman lives in wars that kill our children over scarce resources and the power to allocate them.

In short, (I know it’s a little late for that) I think it’s time we as a culture say, “when” not because the “next best thing” has arrived but because we have had enough.

One of the cardinal rules of Forex trading is to keep your
losses small. With small Forex trading losses, you can outlast
those times the market moves against you, and be well positioned
for when the trend turns around. The proven method to keeping
your losses small is to set your maximum loss before you even
open a Forex trading position. The maximum loss is the greatest
amount of capital that you are comfortable losing on any one
trade. With your maximum loss set as a small percentage of your
Forex trading float, a string of losses won`t stop you from
trading. Unlike the 95% of Forex traders out there who lose
money because they haven`t applied good money management rules
to their Forex trading system, you will be far down the road to
success with this money management rule.

What happens if you don`t set a maximum loss? Let`s look at an
example. If I had a Forex trading float of $1000, and I began
trading with $100 a trade, it would be reasonable to experience
three losses in a row. This would reduce my Forex trading
capital to $700. What do you think those 95% of traders say at
this time? They would reason, “Well, I`ve already had three
losses in a row. So I`m really due for a win now.”

They would decide they`re going to bet $300 on the next trade
because they think they have a higher chance of winning.

If that trader did bet $300 dollars on the next trade because
they thought they were going to win, their capital could be
reduced to $400 dollars. Their chances of making money now are
very slim. They would need to make 150% on their next trade just
to break even. If they had set their maximum loss, and stuck to
that decision, they would not be in this position.

Here`s a perfect illustration why most people lose money in the
Forex trading market. Let`s start out with another $1,000 float,
and begin our Forex trading with $250. After only three losses
in a row, we`ve lost $750, and our capital has been reduced to
$250. Effectively, we must make 300% return on the next trade
and that will allow us to break even.

In both of these cases, the reason for failure was because the
trader risked too much, and didn`t apply good money management.
Remember, the goal here is to keep our losses as small as
possible while also making sure that we open a large enough
position to capitalize on profits. With your money management

The regulations from the Health Insurance Portability and
Accountability Act of 1996 (HIPAA) have a number of implementing
effects that set a new standard for the healthcare market,
specifically in regard to the security of digital networks that
are increasingly used to transmit patient data. Patient data is
being created in electronic form and the old paper records are
being migrated to digital form for efficiency and cost savings.
There is an increasing volume and flow of electronic patient
health data.

The HIPAA regulations have created a new legal standard related
to the privacy and security of those electronic medical records.
The part of the HIPAA regulations that we are most interested in
involves the electronic transmission of patient records. More
and more of the medical worlds business relies on digital
communication systems. Those are the telecommunications
networks. Those networks have a number of vulnerabilities, that
is, they have security weaknesses. Those security weaknesses
make it possible for outside hackers or malicious insiders to
compromise the privacy of the data in the network. The new HIPAA
regulations have implemented a stringent legal requirement for
the privacy of patient data and related security requirements
for systems transmitting that data. Past practice is no longer
acceptable. Security of the networks that are used to transmit
and access the medical data is increasingly important. To date
(mid-2004), most hospital network administrators have only dealt
with the security of the data while it is in their computer,
that is, they have considered the privacy issue. In general,
they have not started to address the security issues related to
the sensitive medical data while it is in transit over a
network. That will change as more requirements of the HIPAA
regulations, such as the security regulations, take effect.

security requirements. As an example, consider if a law was
passed mandating seat belts in cars meet a certain performance
standard and auto manufactures then ignored that standard. What
would be the implications? What would the implications be if
each auto manufacturer had clearly been put on notice that the
seatbelt standard had changed, that what they had for seatbelts
now was not in compliance with regulations, and that there was a
way to meet the new standard? If the auto manufacturers ignored
that notice and opportunity to meet the new standard, what would
be the legal exposure and ramifications? HIPAA is mandating a
new network security standard. The Engedi SRMa solution helps

Network systems have a long list of vulnerabilities. There’s no
single product out there that removes all vulnerabilities. An
Intrusion Detection System (IDS) might reduce or eliminate a
number of known network system vulnerabilities, and a network
firewall might reduce or eliminate another set of the
vulnerabilities, some the same as the IDS does, and another
product might close another group of vulnerabilities. The Engedi
SRMa closes or reduces a set of vulnerabilities left exposed by
the product solutions currently available on the market. Closing
vulnerabilities is like caulking the hull of a ship - the goal
is to plug as many holes as possible. There are a significant

The HIPAA regulations are setting a new standard.

This intersection of digital networks, the health care industry,
and government regulation presents an opportunity for forward
thinking individuals and companies to define standards, become
recognized thought leaders, and motivate constructive change for
legal compliance in this evolving area.

The HIPAA privacy requirements phased-in on 14 April, 2003. The
HIPAA security requirements have a compliance date of Spring
2005.

The Difference between Security and Privacy in HIPAA terms

Security relates to the means by which an entity protects the
privacy of health information. The goal of security measures is
to keep information secured, and decrease the means of
tampering, destruction, or inappropriate access. There are four
categories of requirements:

* Administrative Procedures–documented, formal practices to
protect data

* Physical Safeguards–protect data from fire, other natural and
environmental hazards, and intrusion * Technical Security
Services–protect information and control individual access to
information * Technical Security Mechanisms–guard against
unauthorized access to data over communications network

Privacy refers to the individual’s right to keep certain
information private, unless that information will be used or
disclosed with his or her permission. Privacy topics include:

* Scope of Providers who must Comply * Rights of Individuals *
Consent/Authorization Issues/Procedures/Processes * Business
Associates Requirements

* Organized Health Care Arrangements

There are civil penalties under HIPAA when entities or
individuals violate the privacy rule.

Security and privacy are much intertwined — security assures
privacy.

Application of Engedi Solutions to HIPAA Requirements

Reviewing the ‘Health Insurance Reform: Security Standards’
final rule it seems that the Engedi Key2 Technology would be a
powerful tool for protection against “reasonably anticipated
threats or hazards to the security or integrity of the
information and unauthorized use or disclosure of the
information”. This represents a large market need.

Quoting again, “The standards require covered entities to
implement basic safeguards to protect electronic protected
health information from unauthorized access, alteration,
deletion, and transmission”. That’s the Engedi K2t and SRMa
nicely described. A ‘covered entity’ is defined as “one of the
following: (1) A health plan; (2) a health care clearinghouse;
(3) a health care provider who transmits any health information
in electronic form in connection with a transaction covered by
[the regulations].”

Quoting again, “the scope of the Security Rule is more limited
than that of the Privacy Rule. The Privacy Rule applies to
protected health information in any form, whereas [the Security]
rule applies only to protected health information in electronic
form”.

The Security Regulations become effective in Spring 2005.

HIPAA Regulations Create a New Security Standard for Network
Operations

The HIPAA regulations affect medical and healthcare providers in
many ways. The new security regulations coming out of HIPAA are
raising the performance bar for telecommunications networks used
to transmit or access medical data. Specifically medical data in
electronic form.

Entities covered by the HIPAA regulations must assess their
current systems and operations to ensure their business
practices conform to these new security rules. One important
area coming from HIPAA is the security of the network systems
used to access or transmit electronic healthcare information.

Telecommunications network systems have a large number of
vulnerabilities. The networks are complex and growing. New
technologies are being added. There are constantly changing
network users with access to various layers of the network.
Protecting the privacy and security of patient data in
electronic form is a challenge. There is a long list of
vulnerabilities in networks. Some of the vulnerabilities can be
addressed by the use of various products and technologies such
as firewalls, traffic monitoring systems, virus protection
software and other solutions that protect against various known
vulnerabilities. There are other known and reasonably
anticipated vulnerabilities in operating networks affecting the
privacy and security of protected medical data that Engedi

The remote management of the distributed infrastructure of
networks is an area in which many networks have security

How To Get Parents Involved With School Activities

Research has repeatedly shown that children succeed academically, socially and emotionally and become more well-rounded and balanced individuals if their parents are involved in their education and school activities. Getting involved also sends the message to children that parents are genuinely interested in their education, and that going to school is a positive, valuable cause.

But many parents don’t seem to show much interest in this cause when they aren’t participators in their children’s school activities. They often say they don’t have the time or energy or that they feel uncomfortable in their children’s schools. Other parents just seem to be confused about their options and how they can participate, or are just lacking the right information.

So how can schools get parents involved with school activities?

Communication is the key. A major reason for lack of parental involvement is lack of clear, straightforward and helpful information. Schools and teachers need to make contact with parentsin person, on the phone, through e-mail and websites, through letters and notes sent home, through newsletters. Teachers need to talk to parents in a basic manner without adding “educational jargon” and ensure parents have regular access to readable information about their children’s school activitiesboth in and out of the classroom.

Parents want to know what their children are learning, what school activities they are involved in, how they as parents can specifically be involved with their children’s education and school activities, how they can approach teachers and how they can help their children at home.

Providing this information regularly, consistently and in various formats will help bridge the gap between schools lacking parental involvement and parents not being involved in the schools.

Accommodation and inclusion is another strategy for getting parents involved in school activities. Parents need to know that schools are sensitive to their needs, lifestyles and demands. Teachers should try and work around parents’ work schedules for school activities, meetings and conferences, and also work around cultural or language barriers. Schools should make it easy, too, by letting parents know that involvement doesn’t have to be an all-consuming, complicated process.

Another way to be accommodating is to invite parents to act as partners in the school decision-making process. They should regularly ask for parents’ concerns and suggestions, and then deal with them accordingly. If schools want parents to come to school meetings, they could first of all provide a survey asking what dates and times are the most suitable, provide child care for younger siblings, and a “parental platform” during the meeting where parents are given the opportunity to speak, make suggestions and ask questions.

Be resourceful. Finally, schools should provide resources for parents who want to learn more and become more involved in their children’s school activities and education. Offer parent education classes. Create a parenting resource center at the school with informational material such as brochures, articles, magazines, tips, textbooks, videos and CDs or tapes. Develop a school website with a section for parents. Set up sessions or workshops at the school on issues like single parenting, helping with homework, improving grades and study skills, child care, raising teenagers, drug and sexual awareness, etc. Send “goodie bags” home filled with activities parents can do with their children.

The opportunities are endless, and if schools and teachers are truly committed to the cause of parental involvement in education and school activities, then they can get parents on board as well.

Money Saving Health Insurance Shopping Tips

Why do we need health Insurance? Health insurance really doesn’t
insure good health, does it? While it can’t guarantee your
physical health, health insurance can help protect your
financial well being by providing a financial safety net in the
event of unexpected illness or injury.

Health related expenses may easily run into the tens or even
hundreds of thousands of dollars for a serious illness or
injury. Also, in Colorado if you are injured in a car accident
it is important that you have adequate health insurance
protection, particularly if the person deemed to be “at fault”
is you, the driver of a car you are riding in, or if the “at
fault” driver is uninsured.

Here is a three-step strategy to help you save time and money
when shopping for health insurance:

Step 1: Do You Need Individual or Group Health Insurance
Coverage?

Individual plans are very popular with anyone who has to buy
their own health insurance, as well as healthier self employed
and small business people and their families. These plans often
have substantially lower premiums than small group plans and
because individual plans are medically underwritten, it’s
important to get this coverage in place while you’re relatively
healthy. Once you are covered, virtually all individual plans
are non-cancelable and guaranteed renewable until you are
eligible for Medicare at age 65, provided that you continue to
pay your premiums and live in the service area.

Most individual plans also provide on the job health insurance
coverage for the self-employed. However, you should always make
sure that you meet the requirements for on the job coverage, as
eligibility requirements vary–depending upon whether or not you
are a sole proprietor, or if your business is a LLC, Sub-S
Corporation or other business type. Health insurance premiums
for the self-employed are 100% tax deductible, but you’ll need
to verify eligibility for this deduction with your accountant.

Small business owners may qualify for a special “Group of One”
designation in individual plans. There is typically no
difference in premium cost between a Group of One individual
plan and standard individual health insurance plan, but you
still must medically qualify. The principal advantage for self
identifying as a Group of One in an individual plan is that the
small business person’s business can pay the insurance premium.

For qualified small business owners with serious pre-existing
conditions there is also a group health insurance coverage
option known as a “Group of One”. These guaranteed issue plans
are typically fairly expensive since most people enroll in these
plans because their health conditions will not allow them to
qualify for less expensive individual policies.

Individuals with serious pre-existing conditions may also be
eligible for guaranteed issue coverage from CoverColorado.
Because this is a high risk pool their premiums are typically
about 35% more expensive. CoverColorado does not provide
coverage for on the job injuries or illnesses and premiums must
be paid with personal funds.

If your company has 2 to 50 employees the employer can set up a
small group health insurance plan. Small group health plans have
no medical underwriting, so they are particularly attractive to
groups that include people with serious health problems that
would make them unable to qualify for less expensive individual
coverage.

Group health insurance is the only available option if the
employer wants to pay for any portion of their employees’ health
insurance premiums. Employers are typically required to pay at
least 50% of their employees’ premiums and commit to a certain
level of employee participation in the plan. Groups of more than
50 employees have a unique set of rules and are considered part
of the large group market.

If you have not had health insurance coverage or have had a
break in health insurance coverage you may be subject to a
pre-existing conditions clause. These typically range from 6-12
months and cover conditions you were treated for in the 12
months directly preceding your new policy’s coverage. However,
individual and small group insurers in Colorado must give you
credit for prior continuous coverage. Coverage counts as
continuous if it is not interrupted by a break of 60 to 90 or
more consecutive days. However, prior coverage is not credited
against any exclusionary riders in an individual policy.

Step 2: Do You Want a Copay plan or a Major Medical/HSA
plan?

Rising drug and health care costs have driven up health
insurance premiums, increasing the need for consumers to be
savvy about their options and choices.

However, there are still some good values to be found on
feature-rich plans with copays for doctor visits and
prescriptions, particularly if you are willing to consider plans
with deductibles of $500 or more. These “copay plans” are very
popular and often provide many immediate benefits to offset
day-to-day health related costs. Alternatively, many Coloradans
are increasingly interested in self-insuring for the “little”
things and getting a relatively inexpensive major medical or
catastrophic plan to protect them in the event of serious health
problem.

HSA (Health Savings Account) qualified plans are special major
medical health insurance plans that can be particularly well
suited to healthier small business people. Families can often
save thousands of dollars each year in reduced insurance
premiums with a higher deductible HSA qualified major medical
insurance plan as compared to a traditional copay plan, often
while reducing their families’ aggregate deductible and
coinsurance risk.

Here’s how it works: You must first have a relatively
inexpensive HSA qualified major medical health insurance plan to
be eligible to open a Health Savings Account. Money saved from
the reduced insurance premiums can be used to help fund a Health
Savings Account and your contributions to the HSA are 100% tax
deductible. Money from the HSA can be used to pay for any
qualified medical related expenses, including doctor visits,
prescription drugs, paying other expenses toward your
deductible, as well as dental and vision care.

Because any money you don’t spend is yours to keep and grows
from one year to the next, HSA’s offer a long-term savings
advantage. If you’re relatively healthy during your working
years, by the time you retire, you could build a sizable tax
advantaged nest egg.

HSA plans are not for everyone, but for most people they are
worth taking a look at. We suggest comparing the premium and
benefits of the most attractive copay plan with the most
attractive HSA plan and then running a few “what if” scenarios
to determine which plan best suits you.

Step 3: Do You Want to Spend Days or Minutes Shopping for
Health Insurance?

Even in today’s competitive marketplace health insurance
premiums for similar plan designs can vary significantly from
company to company based upon age, gender, tobacco use, health
and location. It pays to comparison shop! Here are some time
saving short cuts that can help you save both time and money.

Individual health insurance premiums are filed with and
regulated by the Colorado Division of Insurance. That means that
whether you get your health insurance through a broker, an agent
or directly from the health insurance company, you’ll pay the
exact same monthly premium for the same plan regardless of from
whom you buy your coverage.

Knowing this, you can save a huge amount of time and energy by
working with a broker and having them do all the time consuming
research for you. This service is typically completely free to
you. Ideally, you should find an experienced and reputable
broker that specializes in health insurance and works with 6 or
more different leading companies. Don’t be shy about asking them
to list what companies they represent, and whether or not they
specialize in small group of individual group plans and if they
are based in Colorado or out of state.

A good broker will research the various plan options from
different companies and send back the results of their analysis
for you to review at your convenience. They can also answer all
your questions and help you find the plan with the benefits you
want at a premium you are comfortable with, and then help you
through the application process.

Be Careful Out There…

The Internet is also a good resource for researching insurance
options yourself, but make sure you’re not inadvertently giving
your personal information to a lead-marketing web site. These
companies sell your information to several agents often
resulting in a bombardment of unwanted phone calls. When in
doubt, read their web site’s Privacy Policy to make sure your
personal information will be kept private.

If you come across a “health benefit” plan that seems
particularly inexpensive or one that boasts that it will insure
everyone regardless or health or risk, be cautious. Some health
discount plans mislead consumers into thinking they are buying
low-cost health insurance. Discount plans are not health
insurance, and consumers are often shocked after having a claim
to find out that they are responsible for the entire medical
bill.

A final word of advice: don’t wait! The best time to save on
health insurance is shop for coverage when you’re healthy. If
you have an injury or your health deteriorates, you may find
that your options are more limited and costly.

Family History More Popular And Easier Than Ever

Family history is becoming a more popular pastime, especially now that the Internet has made researching your ancestry easier than ever. More than 60 percent of the U.S. Population is interested in tracing family history, according to a 2000 poll by Maritz Marketing Research Inc. This is a 15 percent increase from 1995. This number has most likely increased since then.

The Church of Jesus Christ of Latter Day Saints provides a number of helpful resources for family history enthusiasts. One of the best resources for family history on the Internet is www.familysearch.org. According to the website it is “the largest collection of FREE family history, family tree and genealogy records in the world.” This website is the result of decades of research and includes 957 million names. The Family Search website also gives some advice for beginning your family history. It says: Begin with yourself and your immediate family by recording information you already know. Look for important documents such as birth certificates, marriage licenses, and death certificates. When you have written down all the names, dates, places, and relationships you know, then ask your parents, grandparents, other relatives, and family friends for information. Gather as much information from living sources as possible. Then begin to search for records that other people may have compiled about your family (such as published family histories, county histories, and genealogical databases). When you have examined these sources of information, begin your search for records from the time and place your ancestors lived (look for census data and vital records such as birth, marriage, or death certificates).

The LDS church also provides family history research centers at 4,407 sites around the world. These facilities are essentially branches of the Family History Library located in Salt Lake City. They provide access to almost all of the microfilms and microfiche from the central library. These family history centers also have volunteers that will help visitors with their genealogical research. Mike Provard, North American Operations Supervisor for Family History Centers says that in many centers the majority of the patrons are not members of the LDS church. “In the eastern U.S., 90 to 95 percent of the patrons [in some centers] are not members. They are thrilled to have the centers in the area.” (”Family History Centers Spreading,” Ensign, February 2006, 74).

The LDS church definitely provides more resources, records, facilities and tools than any other source for genealogical research. There are, however, a good number of other free family history resources that can be found on the internet. You’ll have to be fairly diligent though as some of these sites can be difficult to find. One site that may be useful in your search of the Social Security Death Index is: www.newenglandancestors.org/research/database/ss/. This site will allow you to search the SSDI for free.

As millions of people begin to look for their ancestors and want to know more about them, the resources and tools available to them are more readily available and easier to use then ever. Now is a great time to start your search.

A subscriber recently wrote to me and asked me to consider this common phrase - Once in a lifetime.

“Isn’t every moment of our lives, once in a lifetime?” he asked.
Touché! Indeed, he is correct. Every moment of our lives is the last chance we get to live that moment.

What happens though is that we figure we will be able to live another moment in the same way we are passing on right now. Time becomes a commodity that we trade… and the riskiest commodity of all - futures! We pass on this moment for the option to live it in the future.

The problem is that there is no guarantee of the future…
